It sounds like you are low on cash as well so your only real option is diving into the city and pray you have the balls to make money and not be killed.

I feel like I should go ahead and find a local real estate attorney that I can make a great connection with before I transfer the property over into my name and before I really dive into the real estate investing world.

I've spent years listening to BP and reading various books on real estate, but I cant recall anyone really diving in on the subject. 

@Sajun Folsom I am currently listening to the newest BP episode and they are really deep diving into buying foreclosures,  Check it out.

Also, if anyone does spearfishing and freediving i'm always looking for more dive buddies!

Your girlfriend is right (in my opinion, that is) to be a little apprehensive diving into this, but just like with myself, it might take a bit of time for her to fully conceptualize the difference between good debt and bad debt.

I’m just now ready to buy a property I’ve been studying and running numbers and really diving into my goals and my WHY for months now.

If possible, partner up with someone to mentor you so that you can dip your toes in the water before you dive in.

I would take a deep dive into the expenses, as others have stated they appear quite low.
