Its working off the unspoken rule that you wont go behind the broker that gave you the offmarket deal and contact the seller on y our own.

Lesson learnt is I simply wont buy a property without running a camera regardless of how low risk I deem it to be.

Those people, they know what they want, so they are usually good to go.First time flippers, I almost always pass on now, as 99% of them wont pull the trigger, and if they do, they usually wont take your advice and will go down in flames.Then you have the legit people, who are scared and need the hand holding. 

In many of these cities they wont turn off the utls even for non payment  don't want people dying on them.

I have never seen a house so destroyed and full of animal left overs.

Their tenants seem to destroy carpets every tenant turn plus just nasty with pets letting them pee and poop on the carpets .... you walk up to the door you smell cat pee from 20 feet away kind of tenants and stealing everything that isn't nailed down in the building from A/Cs to washing machines, leaving garbage and food rotting in the fridge and in the apartment in general when they move out, etc.

I'd love to finish the rehab (around $15K) and even if I didn't make any money, if I could break even it would save me $1000 a month which could be used as seed for another investment.I wanted to take a loan from my 401K (I got about 90K there) but I have a loan in  default for $26K already so they wont let me borrow, until I pay that loan back.
