Zillow, Trulia, and even Realtor.com can't hold a candle to the actual MLS search engine that covers the region you are in. 

I was thinking 700 for the one bedroom it is very nice, hard wood and unique.

Closing costs are very region specific.

What do you bring from it that might make a property uniquely suited to you, where you can add value and create wealth because of what YOU are good at. 

I am sure there is a standard agreement that can be used for your region.
