Rather a unique property SFH with rental , ( 2 bungalows, so 4 1br units) 

Currently, my biggest "struggles" with REI are:1) how to find the right niche for our biz and not get distracted with the next shiny object/opportunity.2) how to separate ourselves with our online and DM campaigns.I don't think there are any real answers to those (but I'm open to them!)

Zillow of course does not take into account the odd ball or different properties and unique situations.

If you try to be honest with them you'll probably be misled.Some other major things to consider doing after you select your niche and market area but before you start making offers will be talked now.  

@Tim Johnson  My process is a little 'unique'.  

I'm in a unique position where I'm selling an older home for roughly $450,000 and has a ton to offer.  

Most of these vendors have a niche, they have to do be successful.

@Jack Ramsey Vegas is not unique about it.

Do you realize how hard it is to find a niche market that works for you.
