Setting Sale Price, between private parties..

I had a property appraised last August, (estate purpose) the most recent value change has indicated that properties have increased in this area about 7.5 % since last year..

Can I use this number without a new appraisal to justify the ASK between private parties,, Is this a fair expectation.

At the time of appraisal I had informed the appraiser that I was planning on selling in spring and he said list with realtor at $....  sell to private party at $ ....  the amount then was just about on par with what Zillow has as market change since last August, which is increase of 7.5 % equal to about 49K. 

Could this be enough of a market indicator to back up my price. I'm willing to share the appraisal. 

Rather a unique property SFH with rental , ( 2 bungalows, so 4 1br units)
