margins are thin when you start out, but with appreciation and rental increase in 10 years you will say "why didn't I buy more"Your sweet spot is 2 to 4 units I see many deals that cash flow you have to find the right sellers.My recent project is a flip that I purchased for 169K so don't think you cant find the deals in Socal!

Another recent one on Matthews lane, one pending on Woodhue.I think there is something of a sweet spot right now in which the seller is getting a higher return by selling the individual units, but the buyer of a single unit is getting a much more friendly price than anything else in the neighborhood, still below the 350 you mentioned, and lower condo fees than you mentioned, and without the hard to wash off, grimy feeling the wholesaler leaves you with.

While I know both areas pretty well, I've found the real estate markets in both to be a bit pricey, so I've started to branch out and explore other markets.Right now, I'm focused on multifamily residential properties, with a sweet spot of 5-20 units, although I'm always open to considering 2-4 units if there's a good value-add opportunity.I'm looking forward to finally being an active member of this community of like-minded individuals.

The extra occupancy and dogs added together does test my limit but I been there a few times over the last 6 months and they have been a sweet family and looking inside the house I do not see any signs of destruction.
