At the time I was studying in Real Estate investing but still not quite sure I knew enough to push forward.

Study those costs and get a feel for how much your costs are breaking down for each category or area for the project.  

In my opinion, unless your future tenant studies or works in the area, he/she probably wants to live in nicer units than those of Van Nuys or Sun Valley, and is willing to commute 15 more minutes to do so.For me, the highest cost is the cost of opportunity of renting the apartment sooner than later and capturing the first income dollars ASAP.

Check out the anti trust laws that are out there that we have to study when getting licensed. 

I feel like a college student who is ready to put their studies and knowledge into action!

Holds up depending where you buy. be very careful in studying neighborhoods, the tenant base, and the prevalence of crime.
