It is a streamline process if your network includes savvy professionals. 

My big question is if it's realistic to find something reasonably close to the water between Newport and Long Beach from <$500k or if I should be shifting my mindset.

I think it's just a shift in how some of us want to live.

There are a lot of service members who are scaling their portfolio rapidly by shifting to multifamily properties.  

That conversation shifted my motivation and action toward REI.

No rent space cost to conduct your business, no accountant, no property maintenance/grounds keeping, no tradesmen, no property management.You won't be able to streamline the up front costs until you have transaction volume.

Look for employment numbers, population shifts, housing data, economic data ie: any big business coming in.
