This is considered a personal home - even though it has rental income, so you only have to have 3.5% down frequently, not the 20% down it takes to buy a true investment property.  

For those that don't know, group homes are single family homes that house "by the bed" and therefore come with many benefits, the primary being that they bring in anywhere from 1.5x - 2x the monthly rental income that a standard single family home would. 

I’ve only sold 2 personal residences and I sold them both myself.

I paid 600K (appraised at 700K) for this place and only brought 8k to closing with me personally since I also got a commission.

They seemed willing to work with me on a cash out refinance bridge loan, but the representative that called me is super flakey and gave me different information than the person that emailed me.

I’m certainly looking for networking and mentoring opportunities as well as access to standardized procedures.It seems like I would be a liability for most brokers.

I personally enjoy a misting fan on my patio.Here are some data points below: prices are steady and rates as well; not too much change in the market this far.

As far as financing - I personally like the local banks.

To me if standard is an 80% LTV, I would consider 90% LTV or higher a low down payment.
