My position is that it has been an investment property simply through the huge equity gain over the years...This property is in NY - do they have special rules?

I'm almost positive they advertise for investment financing as well.

Thank you for replying, so if we are in the same position just reporting on a K-1, how do we seperate our income from the rental property.

Everyone is aware the market is significantly overvalued, but what as RE investors are we doing to better position ourselves to be prepared for the cycle changes, whenever it eventually does.

Are there any particular strategies you might suggest for someone in my position?

Granted I have come across several contradicting positions as well.  

My business partner and I designed our own cards, printed them out and wrote handwritten notes to everyone that has positively influenced us and contributed to our success!

I am more concerned with putting myself in a position to continue to expand my portfolio.

But that usually takes time to get to that position.
