Double closing will definitely be more expensive and require transactional financing on the A-B side.One tip I have read here is to ask your investor friendly title company to split the HUD-1 statement to show only fees to the buyer/seller respectively.

Keep in mind that a CARES Act distribution of Roth funds in a 401k are taxable (albeit with the ability to spread out over 3 years) with respect to the pro-rate portion of the gains.
