Twentynine Palms is growing and changing quite rapidly with Project Phoenix ( https://www.ci.twentynine-palm... ) and a lot of money and investment in the restaurants and downtown nightlife e.g. bars, gastropubs e.g.

As long as you really nail down the criteria of what your looking for you should be able to build fairly rapidly, and a lot of the values that made you a successful soccer player will transfer nicely over to real estate.  

I am anxiously hoping to find a mentor who can help rapidly increase my education.

For a small investment (let's say $100k) the incremental cost of my CPA preparing another state return takes away any value I get by the geographic diversification. 

This will be my first out of state investment and that area seems to be growing rapidly with good appreciation and cash flow from what I've researched.

Demand has also been rapidly increasing, but the locals are not happy.

It doesn't take a genius to know that if you make 3500 monthly payments ON TOP OF YOUR EXISTING MORTGAGE that your loan will get paid down very rapidly.
