But at the end of the day you are buy income, and its just a matter of what premium you are willing to pay for that income and return.What I meant by the operating relationship between the property and the business......My point here was to say that there might be some interesting relationships between companies if say the land or the building was owned by someone, and then an operating company or a business leased that land or building from the owner.

They are paying (in my opinion) a premium at auction right now but with the property values increasing quickly, by time they are done with the project they can justify the cost.It all just comes down to strategy and what works for you.

Simple answer, pay someone to do it for you...But, (for myself at least) I'd have to verify the numbers myself to trust them.... and if I was going to do the work to verify someone else's work... probably not worth paying a premium for it.It doesn't take that much time to learn a market nor do the trips have to be long.... the hard part is hunting the deals.

I agree with JD that the wood floors likely just need a good cleaning and you could deduct cleaning costs from the deposit.
