Like Dion mentioned, If I said I'm going to shoot you and you come back and I do, I'm going to jail.Disclosures are in most cases meaningless, nothing but eye wash attempting to head off some aspect of responsibility or wrong doing, a basis to shift blame and they are usually meaningless.Often a disclosure that is not required by law or custom, like those dreamed up by investors trying to cover their azz, do nothing but bring more attention to an issue that the one disclosing is attempting to evade responsibility for what they did.

I am currently in talks with an owner regarding a structured seller finance deal where the owner will agree to give me the rights to repair and resell his property and essentially serve as the property manager from a maintenance perspective, whereby I will be receive all the rents and also be responsible for the private mortgage that he will provide me.
