However, I'm in OR and you still can evict, but you need to find something other than non-payment, so I guess watch them like a hawk for ANY lease violation.In any case, I'd keep them up to date with all paperwork, like late notices and an accounting of what is owed so at least your building a case if it gets that far.

if the clean up exceeds the deposit then the original owner has the obligation to send the tenant the close out inspection and cost of repairs paperwork for the deposit and has the  ability to collect the difference and pass that on to the new owner.Even if the house has the same dirt and holes as when it was originally viewed, its condition has changed because when he saw it it was in rentable condition as it was rented.

They will do all the paperwork and schedule the showings, they usually charge a half months rent to one full months rent, but then let you handle the tenant from that point forward.
