Awful tenant what to do

I have a tenant that is more than a month behind and which which is not the biggest problem. She stopped answering my messages or my calls and not only that but she’s keeping the house in awful conditions and I’m getting many citations for improper trash storage. 

Given I can’t evict her now because of coronavirus and she’s not answering my calls about cash for keys any other alternative I have?


thanks in advanced. Anyone else gong through this? Feel like section 8 is the only reasonable way to go in Baltimore county anymore.

You guys are lucky. In philly we can’t file until Sept 2. And I’m worried it’ll get pushed back again. 

But another option is telling the housing authority about the tenants violations. They will send them a termination letter if they don’t comply. This only works with tenants who really depend on the program and “appreciate it” Becuase they don’t want to lose their voucher they will get back in compliance. 

However, it backfires for tenants who don’t really care. Because they will terminate your payments. Usually I would only do this after I have filed for eviction in case they wind up terminating.  

I have a couple tenants not paying. I haven’t told because I don’t want to risk termination. I believe they will be  able to get financial Assistance to have their back pay paid anyway.
