The way to do this is to learn how to segment you list(s) and understand your avatar prospects' triggers. 

I've never been aware of 1031's being an audit trigger.  

You can massage that a little bit.

I don't pay much attention cause it's too far out for me but when you're ready to pull the trigger on something, send me your email and I will pass them along.

Make sure you are ready to pull the trigger when you see one.

It's a clue and reason to be on your list of targets.However, as David mentions, most are paid (late) without necessitating a sale.Now, if you combine your tax list with other triggers such as foreclosure and probate, etc. you can build some pretty incredible motivated Sellers.

My short term goal is to pull the trigger on the first deal and successfully hit cashflow targets and learn how to manage a property remotely.  

Just do the math to make sure you're still cash-positive, and pull the trigger!

That's what made me not pull the trigger in that area yet.
