Sure but this early on in the game you may not be in that position so why complicate things for yourself?

Another possibility might be adding additional sources of income - renting out the common space/room in the office if you have one, to the tenants for birthday parties etc, vending machines, coin operated laundry, pet fees, pet non refundable pet deposits.  

I am a new partner with my father who is a veteran in the game.

Since Real Estate in general is very localized game..especially in Atlanta so I typically don’t put too much emphasis on these articles.

BP has everything to offer and did i say for FREE...yes use BP for your advantage  by free education/listening podcast/ webinars/ socialize with great people and investors here and over time you will be well settled in this game...

I distinctly remember there were things they did with the hot water heaters, and they were advocating replacing the rubber hoses on appliances that use water (such as dishwasher, washing machine, etc) with some kind of metal hoses that are virtually indestructible.There was a goldmine of information about good preventative maintenance steps for rental houses...

After independence, the country was underpopulated and homesteading was prevalent - or else land was just taken from the indians etc. there are many advantages to having skin in the game.
