If you are local, then try some local real estate meetup groups.

Connect with a local real estate agent in your chosen market who is knowledgable in investing4.

As others have said I don’t travel to exotic locations to invest, my stuff is fairly local so the actual need for a business meal is low.

So once you know your market and your asset type then you can come up with your locally relevant 50 percent rule!

I would recommend finding some local meetups where you can dig in with other investors in the community.
