I have heard stories that other counties did theirs properly, but could not independently confirm with county personnel.

. :) But owning a brokerage takes you from managing yourself and your clients and transactions in your own quite independent business (still operating under the guidelines of your brokerage, obviously) to managing and being responsible for a large number of PEOPLE - plus a lot more liability.So the main point I would make is that IMO it's not a natural progression, the huge shift in business model and activities and responsibilities means examining it as a new business and evaluating the trade-offs just as one would any other new venture.

That's the only independent source I know of for contractors that are experienced with or educated on the 203k.

My question would be clarifying my understanding of the order about how a tenant has to serve the landlord with the declaration, and then the landlord could supposedly face fines and jailtime for continuing with the eviction.Then separately I read how courts would independently assess if the declaration actually held water.I wasnt sure if the criminal penalties are only for self-help evictions, which are already illegal, or theoretically could be applied just for filing the eviction even when i doubt the validity of the tenants declaration, even though apparently the courts are willing to look at the (civil) eviction case.This all really does feel like the legal version of the upside down in stranger things.

If you are independent on location, move to one of those locations.

@Thomas Wang you paid cash so the appraisal didn't go through the "normal" process of the appraiser being selected independently via the typical lenders appraiser pool process.

I would recommend touching base with an independent agent and they can provide options from multiple programs. 

Think that is independent of COVID.
