@Bharath Mun - I am going to repost one of my comments from a few months ago about Decatur as an FYI for you.Original post:"I have lived in north Alabama for over a decade - in all the years I've lived here, the only reason I've gone to Decatur was for the kids soccer games at the Jack Allen Soccer Complex (which is quite nice).

I am very new to the game and i'm more than open to receiving advice from anybody who's experienced in flipping, finding deals, or a real estate agent like myself!

@Stephen Chatto  if this is in a small town no chance that he is going to play that game well. 

Or if your current LLC does file it's own tax return you could sell as the old LLC and buy as a new LLC that is disregarded to your old LLC.It's a huge game of musical chairs with so much potential and pitfalls. 

Buyers should not be able to go and put in an offer without any skin in the game in my opinion.

At the urging of gurus and even new investors who haven't yet gotten their feet wet, many people jump into the real estate game with no knowledge of state and federal laws, contracts, costs of operation, insurance, maintenance requirements, etc.
