I recently came across connectedinvestors.com I know its a competitors website but I was just checking it out.

The plumber opened up three walls, never called the management company, finished the job in less then 5 hours, charged my unsuspecting tenant, an older lady, whooping $2400 (about $500 per hour) and left.

Hello all,I'm new to the BiggerPockets website but visit the website and listen to the POD cast everyday. 

As @Chris Seveney pointed out, according to the county website, these liens are purchased in bulk, so buying the lien myself is out of the question.

I might just have them do foundation/framing/mechanicals/etc... and I'll finish it off with drywall, paint, tile, cabinets, etc...

We probably need an additional 2-3 months in order to finish project and close on a deal to pay off the loan.Thanks very much for any insights!

All i could say is first need to do your research, you need to know the market status on your area, trends, and also if you could utilize the power of internet, like make an announcement on facebook or just create a website, forthomebuyers is doing the same thing and they focus their market on Texas.
