So, you have no excuse for your position.

Plus some do not even get back to you, hence I figured i'd bypass them, or at least attempt to do so... unless of course I find a good broker to work with who means business... and understands spectrum of the investor vs simply focusing on commission side of things so much that it clouds the judgement of the broker.That's the challenge i am facing here.. of course.. it may also sound like an excuse not to invest into commercial real estate... however.. the reality of it all is.. 

All of my tenants paid March and none were late or gave me any excuses.

@Bobby Paquette statistically, your chances of success will depend on the Class of property.Class A - fairly easy to manage remotely as tenants are pretty much self-sufficient.Class B - a bit harder, you'll need better systems and it usually requires more of your time.Class C - difficult as tenants don't want to lift a finger, have a million excuses for everything, yet demand instant gratification.

One of her excuses was that 30 days wasn't enough time to come up with rent and a security deposit for a new place. 

They are not as prevalent as 2012 but you guys are just fishing for excuses if you think there are no opportunities out there. 

Give the required notice, no excuses you will be inspecting in 24 or 48 hrs or whatever your lease says.
