Giving Notice to Vacate

Quick question here BP.  I'm closing on a triplex July 29th and I am planning on giving the 28-day notice to on of the tenants to get them out so I can fix up the unit.  I'll put a notice on their door and sent via certified mail, but I was wondering what people do when their tenant comes to them and asks if they can work something out so they don't have to move.  I'll be owner occupying so my unit is right next to theirs.  I'm hoping there won't be an confrontation, but wondering how people handle it.
