I'm starting to feel it is a scam, but they are saying the holidays are to blame.

You dont need 100% equity at all, most properties that you will encounter as a wholesaler are going to have some debt.

What setbacks, if any, were encountered and how did you mitigate them?  

The main challenge I encountered was getting over my fear of taking the first steps.

I would like to get a HELOC and eventually I would like to move out and rent out my house.Will I encounter any pb with the bank when they find out that my primary residence is now a rental property?

I see other realtors post “helpful” real estate content such as free equity calculators or “what is your home worth” calcs or interesting articles about the market or scams to watch out for.
