. - what will you do, if one year after you sold your flip, you are getting sued by the buyer because of some defect or issue, real or imagined, known to you or created by a sub/contractor, or fraud (like, because you made the mistake to advertise your flip for sale with "everything new" and the buyer discovered you didn't change the entire plumbing) and the judge freezes all your bank accounts till things get sorted out?

Value add renovating units, curb appeal, washer dryers etc.Also focus on lowering expenses and utilities and no major capx renovations.Execute analyzation Of owner financials T12,T2T3, lease loss,Rent rolls, taxes, expenses, future irr, vendors Perform due diligence, loan product and title investigation.I’m putting together a booklet presentation with market analyst and Investment Property Example to show potential investors or simply fund my own deal.So much to write but I’m learning.Back to the books, blogs, podcasts, YouTube videos absorbing it all like sponge.Best of luck to all ✌🏽 in 2020 & years to come!

If your style of investing is to have your properties paid off faster, then I guess this may work, but I think you’ll find if you keep learning from the site you’ll discover better methods than just 15/30.
