If the crash has to do with some specific industry segment (for example, subprime auto loans), you could see rents in certain market segments get worse, where some rents stay stable. 

I would not be surprised if a larger property manager has more specific systems in place that auto forward the payments on a certain date.

There's good debt (mortgage and student loans) and bad debt (auto and consumer).

If they have other real estate it would be ideal, but you might have to look into UCCing autos or boats or something.  

@Benjamin Allen I've been in your situation a few times, and by far the technique that works best for me is automatically paying yourself first...I have an auto transfer set up to send money out of my checking account every month into another account that I don't touch.
