Sometimes there is still a little physical cleanup to do, but 9 times out of 10 it works perfect.

Can anyone recommend a cleaning company that can do a deep deep clean and isn't scared of the leftovers from a german roach investation? 99% of the house contents have been emptied so we wont need a clean out service....

  $150K asking price, $2600 monthly income...cashflow analysis indicates around $700 cashflow.   4-plex's don't come up for sale often here so would like to pounce on it but here is my dilemma...not sure where to get funding from.In the past 4 months I have purchased 2 duplexes and a single family home, depleting my available cash reserves for down-payments. 

My biggest frustration is all the 3-7 hour nights after an 8 hr workday: by the time I get in a groove I have to clean up.

I paid my contractor $500 to clean up the property, I then sold it to a Tenant Buyer who gave me $25,000 option fee and pays me $1950 a month.

That way when they move in and the first weekend they have to break a window to get back in the Townhome because they left their key inside...or on Sunday night the toilet overflowed and they are screaming on your phone that you need to get out there, right now or they are not paying you the Rent...or there is a cockroach infestation with possums in the attic because your Tenant is a filthy Pig and wants to make you clean up the mess.

I am at a loss and wondering if there is anything I can do at this point[including legal action] in seeking damage/replacement:1) A couple of huge flooding situations to the Unit below from my unit [they had to file claims with Insurances, call Utah disaster recovery for clean-up, had to live elsewhere for 2days] were not reported in the seller disclosures.

And as their Mortgage Broker, I have a front row seat to watch it all play out from loan Pre-Approval thru to close, and having to clean up messes and un-Foxtrot avoidable issues along this trip thru hell!

They say yes.My now former tenants give me the keys but I pull the locks out of the door and drill it shut from the inside for now.Now I get to clean up their mess.

Due to the Flood,,disaster you may be able to give tenants immediate notice to vacate.. the option of letting them stay thru clean up is a health hazard and you don't want to expose yourself to unwarranted lawsuits from tenants because of work delays, mold, whatever..You'll have to refund security deposits, and any rent prorated from storm date..Similar issues in Texas with Hurricane Harvey,, landlords are having to displace tenants because of undue delays for clean up and repairs,, contractors are not available, and resources such as flooring, ect are hard to get and you have to completely let the place dry out or hidden moisture will be huge mold issue.
