IMHO, solutions like those also require a PHD, so most real estate folks simply don't have the time to uncover the horsepower they can deliver. 

The ability to deliver results is what they are looking for during an interview.

In that time frame, I was able to purchase my first property, put in a new kitchen and had the whole unit freshly painted.

It wasn't easy at the start but I continued to show up and be there, for instance the oven stopped working in December before Christmas and I got a new one and delivered it to the tenant in 4 days when the big box stores were saying it would be about a month before one could be delivered. 

You would be tied to the HOA committee. 60k would give you a fresh start.

Some people in this business tend to avoid delivering bad news and just go quiet, this is the worst time for that.

And, most important of all, that a unit will be delivered empty and broom clean at close (if the current tenant is knowingly a bad tenant).
