The successful ones are good at building relationships and can fake it until they make it. 

After doing some research, I’ve been looking into working with wholesalers and fix/flips to help build capital.

I'd recommend looking at closer to downtown in the adjacent downtown zip codes like 43206, 43205, 43203, 43207, etc. if you can't find any look at building. we build in those zips and focus on newer inventory.

I am leaning more towards a slow ramp off my current career, and a ramp into building with a build and hold strategy.

I've purchased the property, ALL CASH, and have secured funding for the build.

Depending on Loss History, how long the lapses was, use of buildings, age of building and updates, etc. there may be a Standard Market. 

The key in the entire strategy is appreciating assets and building equity.
