My wife went through same program I did she landed corporate job  at high end jeweler, college got her that job it was a requirement for her.  

Not in mine, but some have yearly "maintenance" fees.In my state, an LLC is its own corporate entity, so when I go to court I MUST hire an attorney to represent the LLC.

Here in Oregon I know it is easy to find who owns an LLC or corporation as well, since many times the property will be held under some kind of entity. 

Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.Any lawsuits would be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced).

When you go from one corporation that you 100 percent own to another that you 100 percent own, you do not have to pay transfer tax on it either.
