Philadelphia has been looking good to me, it’s a great city and I go often so for REI to work there too that’s pretty cool to me.

My goal here is to identify a cool city where I want to househack a second 4-plex and rent out my unit in the first one.

Pretty cool if you have other employees who are starting out... not really necessary if you Cold call people Alot ( I say this because if you cold-call often, naturally, you'll pretty much have your Pitches down-packed .Contact me anytime  and i'll gladly share some knowledge with you. 

In Maine, it's very common for landlord supplied heat simply because heating oil and winters can be so unpredictable that both lower income tenants AND financially savvy blue collar tenants lean toward "heat and hot water included".

Also look for the electric/gas/water meters.

But, to your point, a water heater is the same regardless of what type of home you put it in.

It can penetrate into electrical outlets and cabinet crevices.We start with a white vinegar/water wash of every surface.

So I was not sure if that was water, trash, etc...

@Micah LeeWell some ofyour numbers are likely low, mainly property management and potentially water too.Your taxes are high and you’re financing a Ton which also doesn’t help.

How will you account for the next roof replacement; water heater; tenant turnover; and vacancy?
