It's really great to see younger people taking action and getting started with real estate early.

My greatest achievement is taking RealEstate course and put it into action.

As you push the HOA to take action, it is more than likely that you'll find yourself sitting on the board, if not holding the office of President.  

My point is make sure you work with a good securities attorney to ensure your documents have all the necessary disclosures and make sure to communicate often with your investors to share your vision, exit strategy and your plan.Investors certainly invest in a project, but really they are investing in someone that they can trust and not only talk the talk, but back it up with action and results.

There are very very few exceptions to that but for most of us civillians, California's, "Single Action" applies.And to clarify a common misconception, Banks don't "Pay" full price at foreclosure sale.
