I'll echo what Stephen said, insurance makes things tricky as well as the high interest rates impacting the rest of the country, but if you get a good enough deal you can maybe make it work.

But having worked for one of the larger syndicators with about 13k units under management, all in suburban areas of the major metros in SE, the one beds typically did NOT see any noticeable lower occupancy rates than the twos or threes.

It will increase the ARV which could mean more cash out in your pocket, or a better rate because a higher rate could decrease your LTV.

The "1% Rule" can be a great rule of thumb but it doesn't account for a massive elephant in the room: Expenses.What really matters is NOI (Net Operating Income), which is why we prefer cap rate

They are not cheap and obviously require some kind of cellular plan, but I was able to get them to work using Mint mobile (you need a phone to activate the sim card on first, like an old iphone) Ive had 3 of these up watching a property in Cleveland, OH for well over a year, and Ive only had one issue where I needed to go check on the camera itself, (the plug for the solar panel came disconnected and just needed plugged back in) This camera in particular is nice because its actually 2 lenses that capture the full 180 degrees, so one cellular plan for "2" cameras.
