Replaced all old carpets with wood flooring, replaced the vinyl in bathrooms with ceramic tile and updated the faucets; repainted entire unit; replace all kitchen appliances which were very old and rusted.

As a side note, I am thinking of ripping out the linoleum and carpet on the main floor and putting down LVP.

For example, the manager will walk in to do an inspection and discover the walls have been painted various bright, bold colors and it was done poorly so there is paint on the carpet, hardwood floors, door and window trim, and stray marks on the ceiling. 

Remove all drywall, insulation, carpet  and all other removable items which are affected.  

If I keep the property, it will need approximately $5-7k in repairs (carpet, paint, etc) and an HVAC (13 years old) at a cost of $5k.  

Some work needed done to the house like drywall, paint, carpet, kitchen, bath, room work.

I want to do a bit of work on each unit (add a half bath, finish the attic space, rip up the carpets to expose the hardwood underneath, etc.). 

I have a house 1,240 sqft, on pier and beam, wooden floors, tile in restrooms (2), carpet in bedrooms (3). 

In one of my places I do not allow pets (a fair amount of carpet and a newer home) but in the other one I do allow small animals (hard flooring throughout).
