Sorry to break the bad news. 

As a landlord you are not breaking laws, codes or regulations with every action you take.

If you're currently on a 30 year and you're just breaking even on rents covering mortgage, insurance, and taxes and not able to save extra for repairs and maintenance, I personally wouldn't do a 15 year.

I am trying to break into the land-lording market but can't find a good area.

Would moving and renting out my house break the terms of the mortage?

The abrupt moving potential doesn't make or break the deal for me (except for in the winter) since vacancy rates are under 3% here.

We close tomorrow and will be breaking ground on Monday.  

My big challenge I see in front of me is breaking into and building a network of local investors. 

In contrast, we had someone break into the washers and dryers on numerous occasions, a drug dealer, a pot smoker, a gal who had boa constrictors, and more issues in a month than my 9 SFRs had in a YEAR. 

After 10, I am going to take a break from accumulation mode and pay down some debt that I accumulated outside of the first mortgages and build up reserves.And see where I want to go in 6 months.Getting the 11th.
