The attic has been built up with kitchen, bath, living room and 3 bedrooms.

I am guessing that the two that surprised you were "small size" and "fewer bedrooms".

I'm renting out the neighboring unit, as well as one bedroom of the owner-occupied unit.

Presumably, the big front room downstairs would be the master bedroom with separate exterior door; however, you have to pass through a living room and kitchen to get to the house's only bathroom!
