Surprisingly we had a friend who is a home builder walk it with us and he said it was in amazing shape for being empty 4 years and encouraged us to make a move from his perspective.  

But you'll find a variety of every type of investor on the site, and everyone is amazingly helpful.

I am amazed at the community on here and the vast knowledge I am gaining from the site.I am looking to buy either buy rental properties or to flip houses in the Topeka and surrounding areas.  

I go into the house to find amazing $5/sq foot flooring throughout the property when I planned to do the $.70/sq foot flooring due to it being a cheaper house ($40k), so I called him and said "hey this really isn't in my budget I can't afford this stuff it is going to blow the budget".He started laughing out loud and said it was meant to be a surprise his buddy that works at a hardware store had someone bail on a special order of this oak bamboo flooring that is $5/Sq foot and he got it for $.99/ Sq foot and he was under budget on the rest of the house so he hooked it up.Just goes to show having a great contractor can make a world of difference.

Scenery-wise and outdoor opportunities-wise, these are amazing areas for a vacation, and probably vacation rentals, once the majority of the pot trade fades. 

People just won't go higher even if it amazing even by $50.

The owner has done an amazing job keeping up with maintenance. 

It amazes me sometimes why investors insist on losing money, or at best breaking even, staying in markets that are killing them financially.

You would have to be an amazing negotiator to get the house for a price so low that you could tack on your wholesale fee and then still sell it to the end buyer for a better price than they could've gotten on their own.So, I would say you should focus on finding off market deals via marketing and networking.
