There's rampant fraud in the health care industry....and the fraud is coming from both sides....not to mention the fact that it's a much much much larger drain on the US annual budget than the Section 8 welfare program. 

I already have multiple candidates lined up and vetted who would like to live in one of my properties, and the property is usually spoken for well before it is finished.Certain professions, I've found, produce MUCH more reliable tenants than others, and in my town, licensed practical nurses and facility-based nursing assistants who have been employed with the same near-monopoly health care provider in our area for five years or more are practically bulletproof.

And then there are costly repairs, which can be band-aided sometimes, and other times require major cash outlays.

Health care is okay but I'm in the middle of transitioning to full time REI, REALLY fun stuff.

Lord knows there’s plenty of other expensive things to deal with in retirement (like healthcare)

On the federal level though, Fannie and Freddie could have property condition exceptions to aid funding loans for said distressed houses.   

I've used them a lot and the graphs and so forth always look so sharp on my screen, but what a great move to take it to that next step and use them as a visual aid so people understand you're serious and know your stuff. 

There are still roughly 400K people there, numerous colleges, healthcare jobs, etc.
