I cannot househack due to family reasons and I like the school district that I live in.

I dont think these things are hard and fast.. to me look at whats left after the rent is paid is it enough to really live on.So if rent is 5k a month for instance that means tenant needs 15k a month in income pretty standard .. well that tenant now has 10k a month to live on.. most people can make due on that.so if this tenant came to me and only made 10k a month  2X the rent I know they have another 5k a month to live on so sure that works.where this is important is in lower income low rent areas were rent is say 800 a month and 3X is 2400 minus rent leaves 1600 a month for EVERY thing else can you live on 1600 a month ???

The potential ability to add 6-8 additional homes (to rent or sale - still evaluating options), under the new building codes to help spur more housing is the most intriguing thing about this property.

I'm thinking about getting personal liability coverage from my primary home insurer but am yet to find out if it works as I don't live in Texas.

Could you have lived in it for 2 of 5 years as primary to be tax free.  

It always intrigue me that people are willing to do house hacks without an ADU or an additional living unit.

This home I view as a place to live and build a family for now until opportunity presents itself. 

Its lower cost of living has generated strong housing demand due to its proximity to northern Virginia/DC.
