Scott's book, hard money isn't always recommended and it's better to go with a portfolio investor such as smaller banks, or partnering with other investors, or of course seller financing.

If you rent to him and something goes wrong, you will lose the friend and you put yourself in a financial bind.I recommend you tell him you prefer keeping the friendship and business separated so you can remain friends.

I would suggest you go an interview a few lenders, they have many different programs that can help you here.I can share with you the ones I recommend in Dallas.

I also recommend using as many regular, vanilla mortgages as possible before going over to DSCR mortgages.  

-we don't recommend this as just leads to tenants abusing utilities.
