@Jon Blackburn I have been using Buildium with all of my tenants for years.Their tenant portal is easy to work with and even with people who are completely against using co.puters for anything they have been paying online long before covid.Its just a matter of taking the time to train them one on one and you can even setup the automatic deposit feature for them.Online payments have been around for a long time and if you want a good book that is slightly outdated you can check out landlording on autopilot.In that book he talks about his training of tenants away from cash only and moving to check only.

Consider providing an airport shuttle service, meals and other pet- and family-friendly services.Location is another paramount feature of your product offering.

All free listing sites will work towards a paid feature. 

So my advice would be repair the damage, get it treated, and use the termite warranty as a selling feature.

I have rent controls which the maximum rent increase is not the worst feature (the maximum increase (5% + local inflation which in much CA approaches 5%) is higher than our rent increases except for when we are trying to get rid of the tenant). 

You are going to do that anyway.While I agree that an unsolicited text messages is a nuisance, there is a "Block this caller" feature you can use (and I do, it cuts down on text messages).  

There are some free options, and then paid options with additional features.
