And of course there are deals online with the typical big-box stores like Lowe's and Home Depot but I haven't decided if I trust them entirely yet (they royally screwed up my cabinet order on the last rehab that I did, and I wound up going to a regular custom cabinet shop instead).Laminate/Engineered Flooring and Kitchen/Bath Tile is what I'm interested in hearing from you on primarily.

Hardly worth it, but all of the folks that comprised that $400K have re-invested with me multiple times since and also referred a few other investors, which heals the wound.

I'd recommend you get familiar with the CDC's symptom list here as well as washing your hands frequently, making sure any wounds or cuts you have are bandaged, and doing your absolute best to avoid touching your face.

Just wanted to post a follow up  to my first time eviction issue post I didn't feel comfortable handling the eviction process on my own so I wound up hiring  an eviction attorney that someone referred to me. http://hochbergevictions.com/Total attorney fees with all court cost included was $620 not bad We went through a mediation and the tenant said they wanted to stay so we worked out and they signed a payment agreement outlining exact amounts to be payed each month over 7 months totally paying me back the whole $5000 in behind rent including the cost of the eviction process but less a few hundred in out of pocket repairs that the tenants had receipts for.

Many firms that start at this point in the cycle (top) don't make it through to the next one.I've decided that instead of complaining and licking my wounds for a few years (and maybe now because I have a wife and daughter depending on my income), that I should figure out a way to make money when multifamily is slow.
