It ALWAYS needed the coils cleaned (I had a Golden Retriever and she loved the sound of the exhaust to sleep by) I learned to get every spec of dust and dog hair away myself but still it didn't last too long.

However, pay attention to the neighborhood - everything about a property other than the location can be improved.When all options are exhausted and you are about to throw in the towel, try shifting markets to the mid-west(Ohio,Wisconsin,Missouri) before you do.Best of luck.

I'd begin by really exhausting all your options of how you can increase your capital - can you get a raise, work more hours, cut back on your spending, borrow funds, take funds from other assets.

My 2 cents to the mix would be The ADU is the only way so far [SB 9 and 10 not withstanding] - You should be able to take the SFR and do an attached JADU up to 500 sq ft, then you can [lot size permitting and every city has its own code so do some research] another detached or even attached regular ADU - and as long as you live there as owner occupied you can live in the SFR part, rent out the ADU and JADU- the twist we do is to rent out 30+ days as a furnished rental.
