It has high visitor counts, is almost recession proof (area saw flat or increased traffic during the recession), and while the market has risen you can still  get nice properties with that budget.

I feel like good, unique design is one thing we have to set ourselves apart of the typical flippers/rehabbers in our area — if I see one more cookie-cutter rehabbed home I might scream!

The legal way to do it would be to trick those condos out like nobody's business, write ad copy screaming "MUST-SEE ONCE-IN-A-LIFETIME-OPPORTUNITY LA-DOLCE-VITA-CAN-BE-YOURS FOR ONLY $275,000!!!"

After she threatened and screamed at my cleaners I threatened to call the cops, jack the rent, and do all could to make them miserable.
