We often do modifications for tenants, whether they have a qualified disability or not, such as putting in chair height toilets for tenants who are elderly or modifying a sidewalk to make it easier to traverse.Be careful during the screening process not to say the wrong thing or to say something that can have a chilling effect.

You won't need backer boards to install over concrete (providing the surface is relatively level), so all you need is thinset and you are good to go at about $1.20 per sq feet in material cost.You can also get very nice travertine tile from Home Depot for about $1.66 per sq ft. and a small radiance heating system will take the chill out of the flooring.

It sounds like you have a few doors, so chill for a couple months and open a separate account for your reserves.  

@Christopher Jackson I second the above opinions, I tried to buy a few tapes back in 05.... and its an utter joke the broker daisy chains are a joke.. these things move in the many millions of dollars to 100's of millions..Small commercial bank REO like Jon says is an option many times the banks will have that inventory right on their websites.
