Say it's $1800 for a decent, mid-range non-luxury 1bedroom apartment in your city. 

Generally an A-class townhome, not luxury but luxury adjacent.

Gurus that tout renting vs buying like Remit, Cardone etc never seem to contemplate this hybrid.If we are in a place to settle down, owning a plex or 'luxury' househack can be the foundation to long-term freedom.  

Mind you they drove luxury cars, etc. so it's not like they were wanting for anything...While my initial goal might have been to retire early with this, I've kept cashing out and growing it, as I've started to enjoy the "game".

In reviewing our 2023 production at least 1/4 of all our STR (particularly luxury STR) and multi family sales were the result of 1031X transactions in which the seller sold a like kind property towards a high cash flow vacation rental. 

For instance my 3/1 SFH is $1600 and a Class A luxury 3/2 would be about $2800.

Obviously, a single fam B grade 3 br 2 ba house is completely different than an A+ luxury apartment, and rent increases may look completely different at each of those properties (even if they're in the same neighborhood).2.
