It is smoke and mirrors, slight of hand investing.

Maybe those guys are just blowing smoke and we are believing it, however I do not think that is the case.

But they do seem like the type that won't pay, then I'll come back in a couple weeks to start remodeling the place and they're sitting on the couch smoking pot.

In California, is it legal to disqualify prospective tenants because they smoke? 

@Ethan Cooke  thank you   and thank you to the rest who responded.as I am sitting here drinking my coffee I am thinking its probably not fair to the neighbors to do super short term rentals I have seen houses trashed by parties and my house has far to many nice things to even remotely risk that one.So probably either not rent it and leave it vacant or if I do take a 6 month lease at a time with a very well qualified NON smoking no animals tenant with a large deposit..

He may smoking marijuana as well, which is also not allowed in the lease.

I am most concerned with smoking and animals, so I ask if anyone smokes and how many animals they have.

Oh I heard everything from stories about roaches to how one of the units was broken into when it was vacant and use as a place to smoke crack and everything else under the sun. 

Someone smoking meth or shooting heroin in your property could do a ton of damage through the drugs themselves but also through the lifestyle that comes along with it...

If you are doing the work yourself then be ready every time a guest cant get in, propane has to be refilled, extra sheets were needed and cant be found, they had a dog that you didn't know about and there is hair everywhere and you have a guest checking in, they smoked weed or cigarettes in the home and you cant get the smell out, the sewer backs up, the dishwasher breaks................ good times friends!!
