Top question you need to get a feel for is what would you do with the capital if you sold (or if you did a cash-out refinance) - if you have a good investment idea / usage that exceeds owning the current rental - you should likely pull the trigger, if you don't have a good usage for that capital then probably sit tight

I would not bank on any appreciation for at least 3 years on a new build as well.Also, as several other posters alluded to, vacancy is very tightly correlated with rent ask these days.

In Florida, if the landlord believes the tenant has abandoned the premises, the landlord can take possession, but I advise my clients to make sure the presumption of abandonment exists (pursuant to statute) and to follow the process of sending notice to the tenant stating that the landlord has determined that the tenant has abandoned (giving the reasons that form the basis of that determination) and that if the tenant doesn't respond within the deadline given (normally 1-3 days), the landlord will retake possession.
