Some great markets are in your backyard, Tuscon and Phoenix are 2 good markets with Tuscon being a little cheaper and Phoenix being a little higher but with the potential for higher/quicker growth.

Understanding the true material costs is important and I urge investors to get a good grasp of this before agreeing to labor only bids where they are responsible for purchasing materials.  

I can make the numbers on a good property turn bad for a year or more due to the loss of rents, if they can't be recovered. 

Pittsburgh is a good market to make money in now cash flow wise and has good upside as well if you know what you are doing. 

Its a good thing they profited, because projects can go south sometimes and then that really hurts.
